Renting in Pattaya: Viewing, Lease and Handover
View the exact home, confirm who can rent it to you, and record the full payment schedule before signing. Bring the same checklist to every viewing so you can compare homes on the things you will use every day.

At the viewing
- Walk the route to shops, transport and your regular destinations.
- Test taps, drainage, air conditioning, sockets and mobile reception.
- Ask about pets, visitors, parking, deliveries and building access.
- Visit at the times when noise and traffic matter to you.
Before signing
- Record the unit, parties, term and authority to rent.
- List rent, deposit, advance payment, bills and any agent fee separately.
- Write down repair responsibilities, access, renewal and early-exit terms.
- Agree the handover evidence and the deposit-return process in writing.
Contract-specific legal terms: obtain advice on your actual agreement.
At handover
- Photograph the condition and inventory with the other party.
- Record meter numbers and readings, keys and access cards.
- Keep the signed inventory, receipts and agreed repair list.
- Save the accommodation-reporting contact and confirmation.
Compare the full cost
Make separate columns for cash needed to move in and recurring monthly costs. Use the actual lease and provider quotes for each home.
