The 12 Thailand visas that actually exist
Forget the marketing labels — the "Premium Visa", the "Golden Visa", the "Investor Visa". Officially, Thailand has 12 visa pathways foreigners use. We have a pillar page for each, with eligibility, real costs, application path, and the renewal trap that catches people in year two.
Long-stay (5-year visas)
The longest visas Thailand offers. Five-year residency, multi-entry, designed for digital nomads, retirees with wealth, and high-skilled professionals.
DTV — Destination Thailand Visa
Digital nomads, freelancers, and remote workers earning abroad. 180 days per entry, 5 years multi-entry.
LTR — Long-Term Resident
Wealthy Pensioner, Wealthy Global Citizen, Work-from-Thailand, Highly-Skilled. Tax breaks, fast-track, work permit waived.
Thailand Privilege (formerly Elite)
5/10/15/20-year membership. Concierge, Fast Track at airports, multi-entry. ฿650k to ฿5M.
Retirement visas
Three retirement pathways for 50+ foreigners. Different in financial proof, insurance requirements, and where you apply.
Retirement Non-O
The classic. ฿800k bank or ฿65k/month income. Yearly extension at Pattaya immigration. Most retirees use this.
Retirement O-A
Issued from your home embassy. Up to 1-year stay. Mandatory THB 3M health insurance. More paperwork upfront.
Retirement O-X
10-year retirement visa for over-60s with ฿3M proof. Country-restricted. Niche but powerful for the right profile.
Work, business, and education
Visas that let you actively earn or study in Thailand. Each comes with a work permit pathway and tax obligations.
Business Non-B
Foreign company employees, board members, and Thai-business owners. Pairs with work permit.
SMART Visa
For tech experts, startup founders, executives, and investors in S-curve industries. Work-permit waived.
Education ED
Language schools, universities, and Muay Thai gyms. Annual renewal with attendance proof.
Marriage Non-O
Foreigners married to a Thai citizen. Lower financial proof than retirement (฿40k/month or ฿400k bank).
Short stays + special
Tourist tracks and niche visa types most people only need once.
How we keep this current
Thailand visa rules change. The 30-day visa-exempt window was extended to 60 days, then partially rolled back. The DTV launched. The LTR was reformed by Royal Decree 743. We watch the Royal Gazette, the Cabinet rulings, and Immigration Bureau practice changes — and update the relevant pillar page within 14 days of any meaningful change. Each page shows its "Last refreshed" date in the footer.
If something changes in your visa class while you are mid-application, we will tell you on a free 15-minute call. We do not gate this behind a sale.
