Pillar guide: Non-O extension Pattaya — Jomtien guide
Full guides: Non-O retirement visa · Jomtien Immigration · Queue times · Re-entry permits
Context — annual extension vs first visa
Non-Immigrant O-A retirement (from consulate) and Non-Immigrant O extension (in-country) follow similar financial rules at Jomtien but document history differs. This checklist targets annual extension inside Thailand at Chonburi immigration — the 50+ retiree with existing Non-O stamp approaching expiry.
Complete document list (2026)
- TM7 application form — signed, downloaded from immigration.go.th or collected at Building A.
- Passport original + copies: bio page, current Non-O visa, latest entry stamp, all extension pages.
- 2 photos 4×6 cm, white background, recent.
- Financial proof — choose one:
- ฿800,000 in Thai bank account in your name — stamped bank letter dated within 7–14 days showing balance; passbook copies showing monthly history; OR
- ฿65,000/month pension/income — embassy-authenticated letter or pension deposits + sworn translation.
- TM30 receipt — print from tm30.immigration.go.th matching current address.
- Lease/ownership + hand-drawn map to residence (Pattaya still requests this).
- Extension fee ฿1,900 cash (one-year extension typical).
Bank letter — where extensions die
Jomtien rejects mobile banking screenshots. Require official letter from Thai bank branch (Bangkok Bank, Kasikorn, SCB common) stating account holder name matching passport, account number, balance on letter date, and sometimes 3–12 month history.
Seasoning: 800K must sit in account — sudden deposit week before extension questioned. Maintain balance 2–3 months minimum.
Fixed deposit: Some officers accept if withdrawable; others want current account. Split FD + current causes confusion — simplify before application.
Joint accounts: Must show your name; spouse-only account insufficient unless using income route with proper docs.
Timing window
Apply within 30 days before visa expiry until expiry date. Too early sent away. Overstay even one day triggers ฿500/day fine (cap ฿20,000) before extension processed — never let expiry pass hoping for grace.
Outfit and conduct
Collared shirt, long trousers, closed shoes. Respectful tone at counter — officers discretion on edge cases. Answer address and income questions consistently with documents.
After approval
Check stamp dates immediately. Plan re-entry permit if travelling before next extension — extension does not create multi-entry rights on single-entry visas. Schedule 90-day report. Photograph all pages.
Common Pattaya rejection reasons
TM30 never filed; bank letter expired; income letter wrong format; applying in wrong queue; shorts at door; 800K deposited 5 days ago; wrong TM7 version.
Non-O vs O-A strategic note
Retirees comparing paths: O-A from home consulate requires health insurance; in-country Non-O extension uses 800K bank route popular in Pattaya. See O-A guide and O-A insurance requirements.

Income route deep dive
Embassy letter for pension must state monthly amount and lifetime guarantee where applicable. Social security from UK/US accepted with apostille. Combining pension + investment dividends — document each source; immigration sums cautiously.
Property ownership and Non-O
Owning condo does not replace bank letter — still need 800K liquid or income proof. Chanote copy supports address narrative only.
800K seasoning months
Three months minimum balance history common Jomtien ask — twelve months safer if officer strict. Seasoning same rule as DTV embassy — sudden deposit before extension questioned. Maintain account through tourist trips — re-entry does not reset bank history requirement.
