You want to live in Thailand legally without the ฿650k+ Privilege fee or the ฿4M+ LTR investment. Here are the genuinely cheap visa pathways that work in 2026 — total annual cost including renewals, fees, insurance, and the small unavoidable extras.

What "under ฿20k/year" actually means

This page totals the realistic annual cost of staying legally in Thailand on each visa class, including: government fees, embassy fees, agent fees (where required), 90-day reporting fees, re-entry permits, mandatory insurance, and renewal admin. We exclude rent, food, and personal spending — those are cost of living, not visa cost.

1. DTV — ฿2,000-3,000/year amortised (the winner)

The Destination Thailand Visa costs ฿10,000 once and lasts 5 years. Amortised: ฿2,000/year. Plus 90-day reports (free if you do them online), and a re-entry permit only if you leave Thailand mid-year (₿1,000 single / ฿3,800 multiple). Most realistic total: ฿2,500/year amortised over 5 years.

Eligibility: $80k/year foreign income or ฿500k liquid bank balance, foreign employer or self-employed status. The lowest-cost long-stay visa Thailand has ever offered.

2. Education ED — ฿15,000-25,000/year (depending on school)

Annual visa with school enrolment proof. Tuition at legitimate Thai language schools in Pattaya: ฿15-25k/year. Visa fee ฿1,900. 90-day reports free. Re-entry as needed.

The catch: 80% attendance required, real classes, real exams. The "fake school" ED scams are heavily targeted in 2024-25 enforcement. Verify your school is MOE-accredited.

3. Marriage Non-O — ฿1,900/year (if eligible)

For foreigners married to Thai citizens. Annual extension at immigration: ฿1,900. Financial proof: ฿40k/month income or ฿400k bank balance (lower than retirement).

This is the cheapest legal Thailand visa, period — but only if you are actually married to a Thai national, with the marriage registered at Thai amphoe and translated/legalised at a Thai embassy if married abroad.

4. Retirement Non-O — ฿1,900/year (50+ only)

Annual extension ฿1,900. Financial proof: ฿800k locked in Thai bank for 2 months pre-application then 3 months after, OR ฿65k/month income, OR combination totalling ฿800k/year.

The bank-balance route ties up capital but does not "spend" it. The income route requires monthly affidavit from your home embassy (some embassies — UK, US, Australia — stopped issuing these, forcing the bank-balance route).

If you have foreign income — DTV. Five years for ฿10k all-in.

If you are Thai-married — Marriage Non-O. ฿1,900/year + ฿40k/month income proof.

If you are 50+ retired with savings — Retirement Non-O. ฿1,900/year + ฿800k bank.

If none of the above fit and you want under ฿25k/year — Education ED at a verified Thai language school.
