Why most visa-cost comparisons are wrong
Type "Thailand retirement visa cost" into any search engine and you will see ฿1,900 to ฿5,000 quoted — the immigration counter fee. That figure is about as useful as quoting the tyre valve cap price when buying a car. The real annual outflow includes mandatory health insurance (O-A requires ฿40,000–80,000/year), language school tuition (ED visa ฿18,000–45,000/year), bank balance opportunity cost, travel for border runs or embassy appointments, and — at the premium end — tax savings that can flip the equation entirely negative.
This series totals the genuine annual spend for each pathway at each income level. Every figure is in Thai baht, 2026-calibrated from Jomtien counter reports and current insurer quotes. We earn no commissions from any provider, insurer, or agent. If a number is awkward, we publish it anyway.

What "all-in pricing" means on this site
Each tier page calculates:
- Visa fee — application and annual extension counter fees at Jomtien Immigration (Thappraya Road, Chonburi)
- Insurance — where legally required (O-A) or strongly advisable, with realistic mid-market quotes, not the cheapest bare-minimum that gets rejected at counters
- School / training fees — for ED pathways, actual MOE-accredited school tuition in Pattaya/Jomtien area
- Travel costs — border run or embassy trip expenses amortised annually where the pathway requires exits
- Bank-balance opportunity cost — for pathways requiring seasoned deposits (฿800k retirement, ฿400k marriage), we note the frozen-cash cost at current Thai bank fixed deposit rates (~2.5–3%), though we do not add it to the headline figure as your bank money remains yours
- Excluded — living costs, rent, healthcare beyond mandatory minimums; this is purely the visa compliance overhead

Tax-engineering note
For anyone earning income remitted to Thailand or assessable under Thai personal income tax, the visa pathway choice is no longer just an immigration question — it is a tax structure decision. Two mechanisms matter:
Royal Decree 743 (LTR exemption): LTR visa holders who elect RD 743 treatment pay a flat 17% tax rate on Thai-assessable employment or service income, bypassing the progressive rate that peaks at 35%. For an individual remitting ฿3,000,000/year in consulting income, the saving versus standard PIT is approximately ฿360,000–540,000 annually — more than enough to pay for an LTR visa outright within the first year. DTV and the 179-day rule: DTV holders who structure their stays to remain below 180 days in a Thai tax year avoid Thai tax residency entirely, meaning foreign-sourced income is not assessable in Thailand regardless of remittance timing. Costs are verified from: Jomtien Immigration counter fee schedules (last counter visit May 2026), Thai insurance broker quotes from three Pattaya-area providers, BOI official LTR fee schedule, Thailand Privilege Card official 2026 pricing, and embassy fee lists for common nationalities (UK, Germany, Australia, USA, Russia). Where ranges are given, the lower figure reflects minimum qualifying conditions and the upper figure reflects a typical comfortable-compliance setup. We update figures when counter reports or official announcements show changes — the modification date on each page reflects the last verified update.
