Bang Saray — Pattaya's quietest long-stay neighbourhood
Bang Saray sits 20 kilometres south of Central Pattaya, where Highway 3 passes through a fishing village that has become one of the most desirable quiet-living areas on the Eastern Seaboard. The village retains a genuine Thai character — fishing boats, a working pier, a bustling morning fish market — while having acquired a substantial expat population attracted by calm streets, sea views, and substantially lower property prices than Pattaya proper. Bang Saray is not for everyone: it lacks Pattaya's full expat-service infrastructure, the nightlife scene that Jomtien has is almost entirely absent, and the town itself is small. But for retirees and remote workers who want a Thai fishing village atmosphere with a community of like-minded long-stay expats, Bang Saray is consistently described as one of the most liveable spots in the Chonburi province.
Character and atmosphere
The village centre is focused around Bang Saray Beach and the fishing pier, where morning catches are sold by 06:00 and fresh seafood restaurants line the waterfront. The beach itself is narrow and brown-sand rather than white, but it is clean, quiet, and used daily by the local expat community for morning walks and cycling. The pace is noticeably slower than Jomtien — no beach vendors, no bar strip, no tourist tuk-tuks. On weekends, Bangkok Thais and some tourists visit, but Bang Saray returns to its quiet routine by Sunday evening. This is the consistent attraction for long-stay expats who have lived their quota of Pattaya activity and want settled village life.
Property and cost of living
Bang Saray is among the most affordable expat-accessible areas in the Pattaya region. Small houses and villas in the surrounding residential streets rent from ฿8,000–฿18,000/month. Condominiums — fewer developments than in Jomtien but some quality sea-view projects — rent from ฿6,000–฿14,000/month for 1-bedroom units. Purchase prices for condos run from ฿600,000–฿2,500,000, significantly below comparable sea-view units in Wongamat or Pratumnak. A seafood dinner for two at a beachfront restaurant costs ฿300–฿600 — excellent value by any standard. Bang Saray's restaurants are among the best-value fresh seafood dining options in Chonburi province.
Immigration access from Bang Saray
Jomtien Immigration Office is approximately 25–30 minutes north by car (or up to 45 minutes in heavier traffic). Bang Saray residents routinely drive to Jomtien for Non-O extensions, DTV extensions, and 90-day reporting. Many prefer Bang Saray's distance precisely because it keeps them away from Pattaya's noise while remaining practical for Jomtien access. Songthaew (baht bus) services run to Jomtien but are slow — a car or scooter is practical for Bang Saray residents making regular Jomtien visits. U-Tapao Airport is just 25 minutes south — significantly closer than from Central Pattaya.
Amenities
Bang Saray has a Foodland Supermarket, several local Thai restaurants and expat-friendly cafés, a German-run bakery, a pharmacy, a small hospital clinic, and several diving operators (Koh Tao is accessible from Bang Saray pier). The village has a weekly market and a fish market daily. For larger shopping, Lotus (Big C) and Central Festival Pattaya are 20–25 minutes north. Healthcare access is Banglamung Hospital for routine care and Bangkok Hospital Pattaya for specialist needs — both are within 30 minutes.
Who lives in Bang Saray
The Bang Saray expat community is notably different from Jomtien's — it skews older, more retired, more inclined toward self-sufficient quiet living. Significant British, German, and Scandinavian populations. Many have lived here 5–15 years after arriving in Pattaya and progressively moving south. Scuba diving expats, boating enthusiasts, and keen golfers (Eastern Seaboard Golf Club and Siam Country Club within range) form active sub-communities. Bang Saray has an expat social group that meets regularly at a village pub. Digital nomads are less represented than in Jomtien but the community is growing as fibre internet (AIS, True) has reached quality levels comparable to Jomtien.
